Three condominium towers are climbing near Unionville GO station in Markham, creating one of the GTA’s more substantial residential glazing and cladding packages. Designed by Arcadis for Metropia, the mixed-use UnionCity development will rise 36, 40 and 44 storeys from the north side of Enterprise Boulevard, within walking distance of the GO station, UrbanToronto reported. UnionCity South is planned as the next phase, on the opposite side of Enterprise Boulevard.
According to the UrbanToronto project update, construction was already underway seven months before September 2024, when timber hoarding enclosed green and yellow drilling rigs undertaking shoring work alongside a green lattice-boom mobile crane. Nine months later in June 2025, the buildings were beginning to emerge above grade under three cranes. The centre crane with a red slewing unit was erected by November 2024 for the 40-storey tower. A crane for the 44-storey tower followed in February 2025, and the crane for the 36-storey tower was operating by May. Reinforced-concrete columns, walls and slabs are taking shape across the site, with two levels formed at right and formwork supporting the third floor of the taller towers’ shared podium.
Window wall and cladding move upward
By April 2026, the 36-storey tower at right had reached approximately 25 floors, with beige architectural cladding panels and window wall already enclosing its first eight levels, according to UrbanToronto. At centre, the 40-storey tower stood at roughly 19 floors, with formwork advancing on the 20th level and a construction hoist running along its east elevation. Blue and green weatherproofing wrapped the shared seven-storey podium, while sections of dark cladding and window wall enclosed portions of the tower base and lower residential floors.
By June 2026, the future 44-storey tower at right had reached approximately 18 floors, with part of the 19th level being formed and dark cladding extending to roughly the 11th level. White vertical bands and horizontal accents had begun to articulate the 40-storey tower’s envelope. A long concrete crash wall encloses the parking garage and protects the development from an accident on the adjacent GO corridor.
In August 2026, temporary safety fencing, concrete barriers and sponsor signage lined the 12-turn, 3.52 km street circuit through Markham Centre for the inaugural Ontario Honda Dealers Indy at Markham, UrbanToronto reported. Scaffolding wrapped the podium beneath its concrete rooftop parapet. The 36-storey tower topped off at its mechanical penthouse, with cladding reaching to within roughly nine floors of the uppermost residential level. The future 44-storey tower continued upward, distinguished by stacked projecting trapezoidal balconies with white soffits, hiding the 40-storey tower from this vantage point.
In the most recent update, newly installed white balcony guards and cladding accents sharpen the lighter 36-storey tower. Cladding has reached approximately the 31st floor as the structure approaches 40 storeys, shifting work from its largely complete residential levels to the mechanical penthouse. The future 44-storey tower stands at roughly 30 floors, with its envelope enclosed to about the 21st, while external construction hoists serve both taller structures.
A first phase, with more to come
Upon completion, the towers will range from 126.38 m to 149.48 m and contain 1,360 condominium units, according to UrbanToronto. Across Enterprise Boulevard and right beside Unionville GO station, Metropia is planning UnionCity South, comprising six towers of 41 to 45 storeys and heights of 141.5 m to 150.5 m. UrbanToronto’s related companies list includes Arcadis, HGC Noise Vibration Acoustics, LEA Consulting, Norris Fire Consulting Inc, STUDIO tla, Sweeny &Co Architects Inc., and Tarra Engineering & Structural Consultants Inc, but does not name window wall or glazing contractors.
What the source leaves open
UrbanToronto’s update describes the envelope work in visual terms rather than through product names or performance data. It references beige architectural cladding panels, dark cladding, white balcony guards and white soffits, but does not specify window wall manufacturers, glass coatings, U-values or acoustic targets. The source also does not identify the glazing contractors or installers for either the current towers or the planned UnionCity South phase. The update does not state whether the window wall is unitized or stick-built, nor does it give glass areas, panel counts or thermal performance targets. It also does not report air leakage rates, structural test requirements or acoustic ratings.
Construction milestones at a glance
- September 2024: shoring underway seven months after construction began.
- June 2025: three cranes in place, with reinforced-concrete columns, walls and slabs taking shape.
- April 2026: 36-storey tower at about 25 floors; window wall on first eight levels.
- August 2026: 36-storey tower topped off; cladding within nine floors of top.
- Latest update: cladding at 31st floor on the 40-storey tower; 44-storey envelope to about 21st.
Site context and sequencing
UrbanToronto's timeline also shows how the rail and event context shaped the work. The project sits within walking distance of Unionville GO station, and a long concrete crash wall was built to protect the parking garage from an accident on the GO corridor. In August 2026, the site sat beside the temporary street circuit for the inaugural Ontario Honda Dealers Indy at Markham, with safety fencing and concrete barriers lining the 12-turn, 3.52 km route.
What it means for Canadian glazing contractors
For Canadian glazing trade partners, the Ontario Building Code and CSA A440 provide the Canadian regulatory and product-performance context for building envelope work of this kind. The pace of envelope installation described in the update—cladding reaching the 31st floor on one tower while the 44-storey tower’s envelope is enclosed to about the 21st—highlights the sequencing challenge contractors face on multi-tower high-rise sites. UrbanToronto will continue to follow progress on these developments, with Database files and Project Forum threads available for additional detail, the outlet said. Glazing contractors working on UnionCity or UnionCity South will need to confirm product listings with local authorities, but the UrbanToronto update does not state which standards will apply.
