Concord Sky's Curtain Wall Forms Tapered Point Above Yonge

Toronto’s Concord Sky has reached a new cladding milestone as the north-end glazing forms a pronounced point above Yonge Street, making the tower’s tapering profile visible from street level. According to UrbanToronto, the glazing now comes to a point at the north end four floors above the podium, drawing the future supertall’s stepped form into sharper focus since the outlet’s last update in June, 2026.

The 85-storey mixed-use condominium tower is rising at the southeast corner of Yonge and Gerrard streets in Downtown Toronto’s Garden District. Kohn Pedersen Fox Associates and architects—Alliance for Concord Adex designed the tower, with heritage preservation of Yonge Street ground realm structures overseen by ERA Architects, UrbanToronto reported. Looking southwest earlier this month, the concrete superstructure reached approximately 37 storeys, with formwork underway for the 38th. Neighbouring 8 Elm, also under construction just across Yonge Street, currently rises higher behind Concord Sky in the images.

Tapered glazing point defines north elevation

Step-backs above the 10th and 23rd floors define the north elevation, where glazing reaches the upper step-back. Most notably, the north-end glazing “projecting beyond the future outer walls to shield the balcony edges” slopes outward from floors 24 through 27 to a point at the 28th-floor slab before angling inward above. Reflective glass and dark spandrel panels trace this transition beside the open north-facing balcony bays, while mullions follow the angled enclosure. Below, the sloped glazing at the north end appears in profile, beside the east elevation’s horizontal bands of vision glass and spandrel panels.

A cantilevered loading platform projects outward above the glazed point, and temporary panels bearing the Concord name span several exposed structural bays farther south. At the current top floor, perimeter formwork and vertical reinforcing cages outline the next concrete pours, with a concrete placing boom’s arm curved over the work deck between the two tower cranes, the outlet’s field images show. Looking southeast from across both Yonge and Gerrard streets, the pointed north-end glazing rises above the stepped lower volumes.

West and south elevations advance

Along Yonge Street, glazing has advanced to approximately the 27th floor on the west and south elevations, UrbanToronto reported, with reflective vision glass, horizontal spandrel bands, and scattered open awning windows. White powder-coated aluminum panels form vertical accents across the lower facade, with the construction hoist near the southwest corner. On the south elevation, exposed concrete columns and beams frame the open amenity level above the podium step-back, beneath a cantilevered glazed volume that projects outward and wraps around the east side.

The east elevation’s horizontal bands of vision glass and spandrel panels sit next to the sloped north-end profile, showing how the same cladding components adapt to flat and angled faces. The white powder-coated aluminum panels on the lower facade provide vertical accents that break up the horizontal spandrel bands, and the open awning windows are scattered across the west and south elevations rather than forming a uniform grid.

Heritage facades braced at grade

Between neighbouring buildings, the northwest corner reveals the matching west side of the pointed north-end glazing, with its angled outer edge framing recessed openings. Adjacent glazing is filling in across the west elevation, reaching one storey higher on the right to approximately the 31st floor. Higher up, successive concrete slab edges draw inward toward the 38th-floor construction level, extending the taper.

At grade, the retained Gerrard Building and Richard S. Williams Block remain braced by substantial steel retention framing, according to UrbanToronto. Plywood protection and scaffolding surround the heritage facades, reflecting the heritage preservation work overseen by ERA Architects.

The north-end point is not merely an aesthetic flourish; it marks a structural and envelope transition where the glazing line changes direction. The balcony-edge glazing projects beyond the future outer walls to shield the open bays, meaning the spandrel and mullion alignment must accommodate a sloped face. Dark spandrel panels trace the transition beside the open north-facing balcony bays, and a cantilevered loading platform sits above the glazed point, indicating the sequence of structural work alongside cladding.

Toronto's downtown development pipeline has made high-rise curtain wall performance a recurring theme for glazing contractors. On Concord Sky, the dark spandrel panels and reflective vision glass are arranged in horizontal bands that wrap around the east and south elevations, while the north-end point tests how far the same components can be pushed into a sloped plane. For fabricators, the angled mullion grid means every vertical and horizontal member changes orientation at the 28th-floor slab, and the balcony-edge glazing that projects beyond the future outer walls adds a second plane of complexity. These are the kinds of conditions that make field reviews and mock-up validation critical before production begins.
